Frequently Asked Questions (FAQ): New STR Violation Point System
General Overview
Why did the community introduce this point system?
The system was created to encourage faster communication, prompt resolution of property issues, and responsible renting. It links our pre-existing rules to a clear, measurable tracking system to ensure fair enforcement and maintain overall community harmony.
Where can I find my current point balance?
Your current point balance will be clearly printed in the footer of every official enforcement letter you receive (e.g., Violation Point Count: 1 of 6 Points. Points include all violations).
Tracking & Timeline
How long do points stay on my record?
Points are tracked using a rolling 12-month window. The window triggers on the exact calendar day of your very first violation. Your entire point balance resets back to zero exactly 365 days after your violation has been fully resolved and cured.
Can I clear my points early?
No. Points must run their full 365-day course from the date the violation is officially cured before they reset.
Point System Math & Thresholds
At what point do I face financial penalties or suspension?
Fines and penalties are triggered once your account accumulates more than 6 points.
How quickly can points add up for minor issues?
A single unresolved issue can quickly max out your account. Minor violations escalate through three distinct stages if ignored:
- Stage 1 (Courtesy Notice): 1 Point
- Stage 2 (Non-Compliance): 2 Points
- Stage 3 (Final Notice): 3 Points
- Total for one unresolved issue: 1 + 2 + 3 = 6 Points
Alternatively, an owner could receive six separate courtesy notices for six entirely different minor infractions before crossing the penalty threshold.
What counts as a minor violation?
Minor issues include common neighborhood disturbances such as loose or barking dogs, construction timeline rules, trash/garbage mismanagement, noxious activity, improper storage, unauthorized temporary structures, or misuse of lots, streets, and common areas.
What counts as a major violation?
Major violations carry a flat 3 points per violation stage from the start because they impact safety and legal operations. Examples include operating an unregistered short-term rental, gate/access security issues, or unsafe outdoor burning (regardless of whether you hold a permit).
Prevention & Compliance
What is the absolute best way to protect my rental permit?
- Keep registered: Verify that your property license is fully active and current with the association.
- Pre-educate guests: Provide explicit instructions regarding noise, garbage disposal, and proper PMLA entry to your tenants prior to their arrival.
- Respond instantly: If you receive a Stage 1 Courtesy Notice, address and correct the issue immediately to halt the point escalation process.
