Has the Golden Mussel been found in Pine Mountain Lake?
No, there have been no sightings of the Golden Mussel in Pine Mountain Lake.
How do we know if a golden mussel has entered our lake?
Our Lake Specialist, Dr. Stephen McCord, continues to monitor the lake throughout the year to ensure that our lake continues to be free of aquatic invasive species.
Are non-motorized watercraft allowed?
Yes, paddleboards, small canoes without motors, and kayaks are currently
permitted unless conditions change. Inspection is required. Please call the
Marina Store for more information at 1 (209) 962-8631.
Is the PML Marina boat launch open?
Yes, the boat launch is open and can be used by reservation only. Please call
the Marina Store to make a reservation to launch at 1 (209) 962-8631.
Do I need to have my PML watercraft registration sticker prior to launch?
Yes, you must have the 2025 PML watercraft registration sticker to launch. The Marina Store is processing PML registration requests at this time.

Is the Marina staff certified to inspect boats?
Yes, the Marina staff is certified by the California Department of Fish & Wildlife to inspect boats.
How long does a full watercraft inspection take?
Anywhere from 30 to 45 minutes, depending on the boat type.
Do I really need to unplug the drain plug before the inspection?
Yes. However, please be aware you are responsible for replacing the drain plug before launching your watercraft. Please do not forget.
Is PML providing decontamination services?
No, PML is not providing decontamination services. Each property owner is responsible for cleaning, draining, and drying their own boat.
What do you mean by CLEAN. DRAIN. DRY.?
Clean off visible aquatic plants, animals, and mud from the boat and all equipment.
Drain watercraft bilge, livewell, motor and other water containing devices.
Dry everything for a least five days OR wipe with a towel before reuse.
Dispose of unwanted bait, worms, and fish parts in trash.
How are you tracking inspection data?
The Regional WID (Watercraft Inspection Database) app is a centralized system
designed to capture your CF number and trailer license plate number, allowing
authorized personnel to look up your vessel’s information. Note that no
personal information will be shared through this system.
Do any other lakes use the WID app?
Yes. If a nearby lake or reservoir is using the same platform, your vessel’s banding information will be accessible, which means that if your vessel has been issued a 30-day quarantine band, it is likely that the banding will be honored at other participating locations, as long as it is recorded in the system.
How does the watercraft inspection seal system work?
The vessel will need to arrive at the Marina inspection site cleaned, drained,
and dry. Please ensure this is done prior to arrival. Once a vessel is
inspected, it will receive a green or red seal. The seal is placed through the
hull and connects to the trailer.
What do the different color seals mean?
There will be two types of seals used:
Green seal: indicates the boat has passed inspection. The benefit of the green band is that it provides faster re-entry to PML lake.
Red seal: indicates the boat has not passed inspection and needs to be quarantined.
Do the property owners have to pay for each seal?
No, there is no expense passed on to the property owner for this process at
this time.
Can I launch my vessel at another location during the
quarantine period?
No. The vessel must remain quarantined and cannot launch in any other water
bodies during the quarantine period unless it undergoes a decontamination
procedure and receives clearance.
What about the other beaches? Who will inspect non-motorized vessels?
During the season, each PML beach (e.g., Marina, Dunn Ct, and Lake Lodge) will have an inspector dedicated to inspecting non-motorized vessels. No appointment needed. You just walk up to the inspector, who will be wearing a bright yellow vest, and they will assist you.
What should I do if my vessel is found to be containing
an invasive species?
If invasive species are found during the inspection, the vessel owner will
be given instructions on how to proceed with the decontamination process. You
will also need to report the finding to California Department of Fish &

PML MEMBER NOTICE - PML 2025 Member Survey Coming July 1st!

Every three years the PML Long Range Planning Committee conducts a comprehensive member satisfaction and information survey of the membership to get input on how we are doing as an Association, and recommended areas of focus for the Board for the future of PML.
The survey runs from July 1st through September 30th. Members will be able to access the survey online at the Official PML Website on July 1st. Members who do not have access to the online survey will be able to pick up a hard copy at the PML Administration Office.

IS YOUR EQUINE EASEMENT CLEAR?

It’s July, the heat is on, and we are always on the go here in the Community Standards Department! By the time you read this, your equine easement may have already been inspected. What is an easement you ask? An easement is essentially the legal right of a second party to cross or make limited use of another person’s property. It is the responsibility of the Property Owner to keep that easement clear and ready for its intended use.
If you have an Equestrian easement on your property, be aware that they are meant to be shared, horses must be able to safely get through, please keep the easement clear, well maintained and do not block them. Please take a moment and read our CC&R’s regarding easements:
CC&R’s, Article X, Section 4. Equestrian Easement. Those strips of land designated on the Subdivision Map as "Equestrian Easements" for the use and maintenance of riding trails. Without limiting the foregoing, the Subdivision Map for Pine Mountain Lake, Unit No. 12, recorded in the Office of the Tuolumne County Recorder on June 26, 1970 in Volume 6 of Subdivisions at Page 27.
CC&R’s, ARTICLE X, Section 7. Owner Responsibility. On each Lot, the right-of-way and easement areas reserved by the Association or dedicated to public utilities purposes shall be maintained continuously by the Lot Owner, but no structures, planting, or other material shall be placed or permitted to remain or other activities undertaken that may damage or interfere with the installation or maintenance of utilities; which may change the direction of flow of drainage channels in the easements; which may obstruct or retard the flow of water through drainage channels in the easements; or which damage or interfere with established slope ratios or create erosion or sliding problems. Improvements within such areas shall be: maintained by the respective Lot Owner, except those for which a public authority or utility company is responsible.

Meet New Board Member Dania (Dani) Schaffer
“Skilled Leadership for PML”
I feel lucky live in PML. The wonderful people, beautiful mountains, breathtaking scenery, and the sense of tranquility it all brings make me glad I chose to move here.
I spent
the first 27 years of my professional life as a federal civil service employee
in administrative and managerial positions throughout California. Switching
from the Federal to County government in 2000, I spent the next 18 years as a
Senior Analyst in the Santa Clara County Health and Hospital System, directing
and managing County-wide patient-focused projects. I retired in 2018 and
happily moved to PML in 2019.
I am a U.S. Army veteran and former Coast Guard reservist. I hold both an undergraduate and graduate degree in public administration. This training was instrumental in my development of public policy initiatives and budgeting strategies to support long-term County planning objectives. I currently serve our community through volunteer work with Southside Community Connections and the Humane Society in Jamestown.
Currently, I chair the PML Environmental Control Committee (ECC) which oversees PML Rules, Guidelines and Construction Standards. Last year, I was also a member of the Short-Term Rental (STR) Committee, which developed our current STR policies. At present, I am a board member of the PML Lady Niners and a regular member of the PML Residents Club. Previously, I served as a board member of the Santa Clara County Employee Managers Association.
Participation on these boards and committees has helped me develop a deep understanding of our community and the issues we face on both a short- and long-term basis. I am well-qualified and ready to serve you on the PML Board.
Here is my pledge to PML members:
· Represent the interests of our whole community.
· Make fact-based, data-driven decisions.
· Promote open communications.
· Manage PML funds and resources for near and long-term sustainability.

Meet Returning Board Member Mike Gustafson
“Protecting the future of PML”
I’ve been asked to serve on the PML board again and am happy to do so because I believe it’s important to have thoughtful, rational, unbiased, non-radical representatives who will work productively with PML staff. When I previously served on the Board, I gained valuable experience about what works and what doesn’t, the laws around Homeowners’ Associations, the budget process, and PML’s challenges and priorities. I believe that I can make a positive contribution to our great community and ensure sound, responsible management.
PML is a beautiful place with several different constituencies – full time residents, part-time vacationers, and rental property owners. It’s important that the Board balance everyone’s needs and interests. We must maintain and improve our aging amenities; after all, that’s why we all bought here. Allowing amenities to deteriorate will reduce our home values.
During my time on the Board, we have addressed many important issues – all designed to enhance homeowner experiences and improve property values:
· conducted extensive fire abatement
· built the new marina and café building
· remodeled golf locker rooms and transitioned to electric carts
· introduced pickleball
· initiated homeowner surveys and developed a strategic plan
· created a “rental compliance” position and STR policies to help rentals succeed
· established a reserve fund to avoid special assessments
· managed finances carefully and controlled costs
I’ve been a homeowner since 1991, and a full-time resident
since 2003. Virginia and I began as
weekenders and happily retired here. I am also a pilot and a flight instructor,
and I love spending summer afternoons on the lake. We also volunteer at
Tenaya Elementary School, the Groveland Library, PML’s annual Boat Parade,
Community Airport Day and Camp Tuolumne Trails.
My professional career was in engineering management in Silicon Valley. As an engineer, I have a very practical and logical mind; I form opinions based on facts, not emotions or politics. I like working with people and am a good communicator. Most importantly, my only agenda is good management and creating a great experience for all homeowners.
I believe it’s important that our board members be “a force for good” in our community, not disruptive or disrespectful. We deserve intelligent, dedicated, well-organized, and non-political directors for PML’s future.

On behalf of The Fire Safety Team, we would like to thank all of the diligent property owners that have been hard at work maintaining their defensible space. This is a welcome sight as we all have to work together to prepare for wildfire season. Secondly, we wish you and your families a happy and safe Fourth of July.
It’s getting dry out there! Grass, leaves, dry pine needles and small diameter branches are called “flash fuels” they are highly combustible. They ignite quickly and are consumed rapidly by fire. This is why cutting the grass is so important and removing the flash fuels from around your property will help you defend your home. Here are a few tips on getting your defensible space project going.
· Cut all dry grasses and weeds pin to pin.
· Make sure your roof, gutters and eaves are clean and clear of all debris.
· Remove branches, shrubs or any vegetation that makes contact with roof or chimney.
· Remove fuel in direct contact with home or out buildings.
· Remove all dead and dying debris, branches, brush and trees from property.
· Remove all ladder fuels that provide an avenue to transfer fire from ground to trees.
· Remember fire safety practices apply year-round; it is no longer a 3- or 4- month responsibility.
Please remember to test your smoke and carbon monoxide detectors once a month and replace any faulty alarms or low batteries immediately.

Men’s Purple/Green Combo Tee Changes
Beginning on July 1, 2025 the following changes will go into effect for the Men’s Purple/Green Combo Tees:
Hole #6 will change from a Purple Tee to a Green Tee.
Hole #10 will change from a Purple Tee to a Green Tee.
Hole #11 will change from a Green Tee to a Purple Tee.
Reasons for the changes:
The men’s and women’s Purple/Green Combo tees have been the same but the women’s par on #6 & #10 is 5 and the men’s par is 4. Moving the men’s tees to the Green Tee on these two holes is warranted due to the difference in par and the length of the holes.
Playing hole #11 from the Green Tee made it necessary to adjust the handicap holes on the back nine due to the 168 -yard shorter distance difference from the Gold Tee. By moving back to the Purple Tee it makes it so we can keep the handicap holes the same for all the tees.
Our new scorecards reflect these changes and the new scorecards have rounded corners so we can easily recognize the new scorecards.

On the pinemountainlake.com website we now have a live webcam that looks down the 10th hole. Click on the Amenities tab, then go to and click on the 18 Hole Championship Golf Course tab, then scroll down to and click on the Golf Course Webcam. You will be able to see the live conditions at the Golf Course.
Callaway Golf Club Trial Sets

Southern Valley Seniors
If you are a PML Property Owner, a Member of the PML Men’s Golf Club and are 50 years of age and above, you qualify to join the PML Southern Valley Seniors (SVS). The SVS play home & away events with other Golf Courses in the Southern Valley, such as Turlock CC, Oakdale CC & Spring Creek CC, to name a few. If you are interested call the Golf Shop and we will put you in touch with the SVS PML Captain.
Punch Cards
Pine Mountain Lake Association Property Owners can save up to $6.00 per round by purchasing a Punch Card in the Golf Shop. There are; 9-Hole & 18-Hole Punch Cards available. For more information call or come into the Golf Shop.
NEW Pine Mountain Lake Property Owners
If you are a new Pine Mountain Lake Property Owner and you are interested in getting acquainted with other Property Owners who play golf, call the Golf Shop 1-209-962-8620 and we will let you know what golfing groups you may be able to join or what golf activities are planned for the year.
Men’s & Ladies Golf Clubs
If you are interested in joining the Men’s or Ladies Golf Clubs, you can call the Golf Shop 1-209-962-8620 and we will give you the information you need. Applications are available in the Golf Shop. The Men’s Club has a website (www.pmlmgc.com) that you can visit to sign-up online for your membership (see Men’s Club eligibility rules) or to print an application. Once you are a Men’s Club Member, you can sign-up for tournaments online.
Property Owner Annual Golf Cart Rental Agreement
Every person who drives a golf cart on the course, is required to sign a golf cart rental agreement at the time of registration, before they can drive a golf cart. PML Property Owners sign the agreement one-time and that covers the entire year. If you have not signed your agreement you can go to the PML website (www.pinemountainlake.com) and fill it out and sign online or you will be asked to sign the form when you register in the Golf Shop. Click on amenities, then click on golf and you will see the agreement with other forms available. If you have any questions, please call the Golf Shop 1-209-962-8620.
Care of the Golf Course
TAKING CARE OF THE GOLF COURSE IS EVERYONE’S RESPONSIBILITY; PLEASE DO YOUR PART!
Replacing Divots – PML is a DIVOT FIRST facility; that means that if the divot is intact or even a portion of the divot is intact, we want you to replace the divot first and press the divot down firmly with your foot. When an intact divot is replaced, it will begin to root right away but a mulch filled divot will take weeks to fill in. If the divot hole is not totally filled in by the divot that you replaced then fill the rest of the hole with mulch and press down the divot firmly with your foot. If the divot is not intact, then fill the divot hole with mulch and smooth the mulch with your foot so it is level with the ground.
Repairing Ball Marks – This is one of the major negatives in our great game; players either do not know how to repair ball marks correctly or don’t even attempt to repair them. Here is the correct way to repair a ball mark:
Insert the divot tool just outside the edge of the ball mark, use the divot tool to mend in the outside portion if the ball mark towards the middle. Then use you putter to tap down the repaired turf. If a ball mark is repaired properly, you will not even be able to tell that there was a ball mark. NEVER PULL UP THE MIDDLE OF THE BALL MARK.
Raking Bunkers – We are back to normal procedures concerning bunkers; PLEASE make sure that you rake the bunker after you have hit your shot.
Golf Carts – Driving golf carts on the fairways has a negative effect on turf conditions over time. PLEASE use the 90-degree rule posted in each golf cart in order to minimize the cart traffic on the fairways.
Tee to Green
Rob Abbott – Golf Course Superintendent
Hole location, flag locations, pin placement all refer to the location that the cup and flagstick are placed on the green. Cups are moved around the green quite easily using a specialty hole-cutting tool. The tool extracts a cylindrical chunk of grass and soil from the green. The cylindrical material is placed into the previous cups location, and the cup and flag are relocated to the new hole location.
During
the busy season hole locations are typically changed every day. The most
important factor when deciding where to place the cup is to utilize good
judgment in deciding location so as to provide players the best experience.
Cups should be placed at least four paces or about a flagstick away from the
edge of the green. Additionally, the USGA recommends a two-foot radius around
the cup that should be as level as possible and in turf that is free of
defects. A cup should be placed so
that no matter where the golfer is putting from, and assuming continuous
putting surface between the putter and the hole, it should be possible to stop
the ball within those two feet. Daily rotation of cups, especially during
periods of heavy play is essential to cut down on wear and tear to the turf and
helps to spread out and distribute foot traffic evenly over the entire green.
No matter where the golfer is putting from, know that great care and a lot of experience has gone into choosing the flag and cup location. Yes, I know occasionally there may be one misplaced but considering that we move every cup on each green around 300 times per year for a total of 5400 placements, I believe staff is doing a stellar job. From dazzling fireworks to a fun “Under the Sea” themed boat parade, there's something for everyone to enjoy. So, mark your calendars and get ready to make unforgettable memories with friends and family.
Annual Fireworks Event: July 5th
Get ready to ignite your Independence Day spirit at our annual Fireworks Event on July 5th. This spectacular display promises to light up the night sky. But before you can secure your spot, make sure to pick up your wristbands.
Each member is entitled to two free wristbands, which can be collected from the Administration Office during business hours, Monday through Thursday, 8:00 AM – 4:30 PM. Additionally, the Administration Office will be open on Friday, July 4th and Saturday, July 5th, from 8 AM to NOON for wristband pick-up. Please note that free member wristbands will not be distributed at the Marina.
For those wanting to invite more guests, additional wristbands can be purchased in advance at the Administration Office or on the day of the event at the Marina. Adult wristbands are priced at $12, while children aged 8 years and younger can enter for free. Remember, wristbands are exclusively available to members, long-term renters, or short-term renters.
Skip the stress and take advantage of our free shuttle or Water Taxi. The Water Taxi departs from the Marina at the top of each hour, stopping at The Lake Lodge, Fisherman’s Cove, and Dunn Court, before returning to the Marina. For shuttle service, please refer to the Shuttle Bus Map for designated pick-up and drop-off locations. *Please note that Marina parking is reserved for property owners only, and fills up quickly.

Independence Day Boat Parade: July 5th
Before the fireworks light up the night, don't miss the Independence Day Boat Parade on July 5th. Decorate your boat in red, white, and blue to honor Independence Day or let your creativity flow with an “Under the Sea” inspired theme. Sign up at the Marina office to receive your entry number and be part of the parade.
The parade sets sail at 6:00 PM, all types of boats are welcome to join the fun. Prizes await the best-decorated boats, so let your imagination run wild.

PML Kids’ Water Ski Day 2025: July 11th
We're excited to introduce youth to the thrill of water skiing at Pine Mountain Lake.
The dedicated members of the PML Water Ski Club will generously volunteer their time to teach youth how to water ski. Those interested in participating can sign up online at www.pinemountainlakewaterskiclub.com. Parents will need to complete an application along with two liability release forms (one for PML and one for the boat owners).

PML Lake Swim: July 12th
For the water enthusiasts, the annual PML Lake Swim, presented by Friends of the Lake. Join fellow swimmers on July 12th at 3:00 PM for an open swim across the lake, starting from Dunn Court to the Marina.

ECC Rules, Guidelines and Construction Standards
In accordance with Pine Mountain Lake Association’s CC&R’s, Article III, Section 7(c), Adoption and Amendment of Rules, the Board of Directors has approved an amendment to the ECC Rules, Guidelines and Construction Standards document.
The purpose of the amendment is to bring the ECC Rules, Guidelines and Construction Standards current with County ordinances and to reorganize the document for clarity and ease of use by Members.
This amendment was published in the May 2025 edition of the PML News and posted on the PML website for member review and comment.
This amendment to the ECC Rules, Guidelines and Construction Standards was approved and adopted by the Board of Directors at a duly noticed meeting on June 21, 2025.

Resolution #25.02 Pine Mountain Lake News Editorial Policy
In accordance with Pine Mountain Lake Association’s CC&R’s, Article III, Section 7(c), Adoption and Amendment of Rules, the Board of Directors has approved adoption of Resolution 25.02 Pine Mountain Lake News Editorial Policy.
The purpose of this resolution is to establish a policy that describes rules and standards governing format, content, and mechanism for publication of submitted “Letters to the Editor” articles, advertisements, notices, and material in the PML News.
This new resolution was published in the May edition of the PML News and posted on the PML website for member review and comment.
This adoption of Resolution 25.02 was approved and adopted by the Board of Directors at a duly noticed meeting on June 21, 2025.
Maintenance Matters

“July is a blind date with summer” Hal Borland
This month I will be providing a brief look into a few projects currently under way within the association. Every month dozens of both large and small projects are undertaken and completed, in addition, we complete 110+ work orders or nearly 5000 over the last 4 years.
Group 1 is the current installation of the 60 KW generator at the Administration building. The installation of the new unit required the upsizing of conduit to 3” feed for a much larger power feed line, in addition, we were required to install an engineered concrete pad to support the additional size and weight of the new unit. All work will be complete sometime in July.
Group 2 are pictures from the current Fire Hardening taking place at the Stables. This work is consisting of the removal and replacement of paddock panels as well as the replacement of all possible exterior wood siding and replacing it with Hardie Panel and Hardie Trim which are a fire rated product made of cement sand and cellulose fiber.
3) Group 3 is the Stables landscaping. The entry and grass area of the Stables
required a face lift, we chose block, bark and new plants to help bring a
little pop to a fantastic amenity.
