Facilities Maintenance Utility Technician

SUMMARY

The Facilities Maintenance Utility Technician performs skilled and semi‑skilled maintenance, repair, and construction tasks across Pine Mountain Lake Association’s buildings, amenities, and equipment. This position supports the upkeep, safety, and functionality of Association facilities by conducting routine inspections, troubleshooting issues, and completing repairs in carpentry, plumbing, electrical, and general building maintenance.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The following duties are typical for this classification. Incumbents may not perform all listed tasks and may be required to perform additional or different duties as assigned.

  • Perform basic plumbing, electrical, carpentry, and painting repairs.
  • Installs and repairs fixtures such as, shelves, appliances, door hardware, window coverings, curtain rods, exhaust fans, and generators.
  • Installs and repairs drywall, flooring, and windows; assemble furniture.
  • Conduct routine inspections and preventive maintenance on buildings, equipment, and systems.
  • Troubleshoot maintenance issues and determine appropriate repair solutions.
  • Respond promptly to maintenance requests; adapt to shifting priorities and multitask effectively.
  • Inspect equipment and machinery for proper working order; repair or replace defective components.
  • Maintain and repair the physical structures of PMLA buildings and amenities.
  • Work with electronic components of machinery and equipment.
  • Maintain tools, equipment, and work areas in safe, clean, and organized condition.
  • Follow Cal/OSHA and other applicable safety regulations.
  • Follow established safety procedures and building regulations.
  • Communicate effectively with Superintendent, supervisors, foreman, and vendors regarding repair needs and project status.
  • Perform other reasonable maintenance duties as assigned.
  • Maintain regular and punctual attendance.

QUALIFICATIONS

Education and Experience

  • High school diploma or GED required.
  • Minimum of two years of related experience and/or training in one or more construction trades (plumbing, carpentry, electrical, or related fields).

Language Skills

  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to effectively communicate information in one‑on‑one settings with supervisors and employees.

Mathematical Skills

  • Ability to calculate figures, proportions, percentages, area, circumference, and volume.

Reasoning Ability

  • Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization.
  • Ability to interpret instructions furnished in written, oral, diagram, or schedule form.

Certificates, Licenses, Registrations

  • Valid California Driver’s License required.
  • Must maintain an insurable driving record.

Other Skills and Abilities

  • Ability to operate maintenance tools, equipment, and machinery.
  • Familiarity with utility terminology and basic building systems.

  • Vision requirements include close, distance, color, peripheral vision, depth perception, and the ability to adjust focus.

  • Regular exposure to moving mechanical parts and outdoor weather conditions.
  • Occasional exposure to fumes, airborne particles, toxic or caustic chemicals, and vibration.
  • Noise levels range from moderate to loud.
  • Must work well under pressure, meet multiple and sometimes competing deadlines, and demonstrate cooperative behavior with colleagues and supervisors at all times.
